Perth town council has given conditional support to a new, four-storey, 57-unit apartment building north of Highway 7.

The building, to be built on 111 Sheppard Ave., was given the yellow light at Perth town council’s committee of the whole meeting on Tuesday, April 21. Town hall’s junior planner, Michelle Mahon, wrote in her report to council that the “site plan has been approved at the staff level,” and by the planning advisory committee on April 6. It goes to full council for final approval on May 26.

Developer Brent Brownlee “has gone to a lot of effort to consult with people in the neighbourhood,” said Coun. Judy Brown during the meeting, of the residents of The Meadows’ homes across the road, and beside the property. “It sounds like a great project.”

Coun. David Bird explained that while the plans for the building may show a four-storey building “at first glance,” there is an underground parking component to be considered, and that “visually, it is not a square box of four storeys.”

The lands may still be half vacant, but they are filled with a lot of potential.

While Perth town council considers the future of the lands north of Highway 7, and a critical decision on what type of storm water management system to use up for debate on March 10 (with developer Brent Brownlee saying he may have to pull the plug on Phase 3 of the subdivision project if the town sticks with its preferred, proposed system), there is a lot of water under the bridge, so to speak, when it comes to The Meadows.

Your favourite hockey team often has a rebuilding year — but 2020 in Perth will just be a major building year.

Even though Perth town hall is heading into the new year without a full-time person as their planner, as staffers work their way through resumes to fill the role left behind by development and protective services director Forbes Symon, who left last month, there is still plenty of development work for town hall to look over for next year.

Lauren Walton, town clerk said that “2020 is looking to be one of our busiest years when it comes to building.” She spoke at the Perth town council’s committee of the whole meeting on Tuesday, Dec. 3.

Coun. Brock McPherson queried whether the rise in development charges would affect these new builds. Town treasurer Brian Burns replied that the increase would kick in on June 30, 2020, on any applications that had not been fully completed by that time.

“We want to bring ourselves closer together, by working together and not duplicating services,” said Debra Bellevue, president of the Perth and District Chamber of Commerce, during their annual dinner awards were held at Farrell Hall on Thursday, Oct. 20, of the closer bonds between the chamber and the Dowtown Heritage Perth Business Improvement Area (BIA). The “BIA and the chamber (are) attending board meetings with each other,” as well as sharing membership lists, said Bellevue.

During the recent Doors Open Perth event, more than “a hundred people crossed the threshold,” of Inge-Va House where the chamber is now located. “100 per cent of those people did not know that the chamber was at Inge-Va House.”

Given the recent success of their first phase, The Meadows of Perth has announced its application for Phase 2 and beyond.

The first phase of the Meadows adult lifestyle bungalow subdivision which consisted of 19 single homes and 12 bungalow townhouses has only a few remaining unsold lots. A breakout sales period has seen 12 new homes moved into in the last 10 months and 15 homes in various stages of completion leaving just four remaining building sites and lots of interest.

The Phase 2 application which provides for 17 building lots is currently awaiting county and town approvals.

“Based on the recent success and build out rate we hope to be back with an application for Phase 3 approvals in the next 12 to 15 months,” said owner, Brent Brownlee.
